Residential and commercial development planned near Hutto Megasite

A residential development is proposed on approximately 372 acres of land within the city limits of Hutto that was originally intended for agricultural use and single-family residential use.

The property is located south of the city’s Megasite Industrial and Business Park, which is currently in various stages of development. Ashley Bailey, director of development services, presented two options for the proposed residential development to the city council on August 15.

The City Council chose option two, which calls for a mixed-use development with 50% residential and 50% non-residential use. The plan also calls for a future acquisition of the right-of-way on Carl Stern Boulevard. Residential development would occupy the south side of the right-of-way, and light industrial development on the north side would serve as a transition to the nearby megasite.

Housing plans include both high and low density options as well as affordable housing. The development supports the City of Hutto’s Strengths, Opportunities, Actions and Response 2040 plan, which began in 2021 to guide development as the city grows.

What else?

Option one, which would create a 90:10 split between residential and non-residential, is set aside as an alternative if the second option does not find demand during market testing. The developer would have to resubmit the first option to the City Council for approval.

According to Gray Engineering officials, construction on the project will not begin for at least a year and a half.
