Dental practice planned near a daycare center in Cherry Hill

CHERRY HILL, NJ — A dentist’s office could share property with a daycare center, according to a zoning plan in Cherry Hill, scuttling plans for a multi-tenant commercial property.

Under the new plan, Haddon Family Dentistry would share the Marlkress Road property with Children of America. The plan is scheduled to be heard at the Zoning Board’s Sept. 5 meeting.

Two years ago, municipal officials approved the construction of a daycare center, an adjacent playground and a commercial/office lot on the 2.5-acre property.

The approved proposal came from J&T Brothers, LLC – a developer based on Deer Road. At the time, J&T intended to create a building site that up to four companies could share. The company has approached the planning authority with a new plan to convert the entire building into a dental office.

When approved in 2022, the pad site did not yet have any permanent tenants.

Children of America operates a 10,000-square-foot building on the site, which has a playground half the size attached. The dental office would go in the 5,000-square-foot building, which is approved for commercial and office space.

Haddon Family Dentistry, which has a practice in Haddonfield, would employ two dentists at the Cherry Hill location under J&T’s proposal. The dental practice would schedule up to 10 employees per shift, with only one entrance available for clients.

Deliveries, including nitrous oxide tanks, would be parked at the back of the office, away from the daycare center.

The office is open during the following times:

  • Monday and Tuesday: 9 a.m. to 5 p.m.
  • Wednesday and Thursday: 8 a.m. to 4 p.m.
  • Friday and Saturday: 8 a.m. to 2 p.m.
  • Sunday: closed

J&T is applying for a special permit to locate a dental practice in the Industrial Restriction Zone, where medical and dental practices are not permitted. The area is primarily zoned for light industry, general services and offices.

The developer also hopes to reduce the minimum number of parking spaces from 71 to 66, among other requested variances. The dental office building, however, would not be expanded.

The property includes 1197 and 1201 Marlkress Rd.
