Cary Board approves townhouses near community center

Developers have received the green light from Cary Town Council to build a townhome development on a vacant lot near the Goddard School and Community Center.

Developer Ridgefield Homes wants to build a 38-unit community called Ridgefield Park on the northwest corner of Industrial Drive and Reuben Lane. Plans call for 15 buildings — seven two-unit and eight three-unit — on the 4.5-acre site. Each unit will be about 1,700 to 1,900 square feet, said Jay Dulla of Ridgefield Homes.

The municipal council members approved the proposal last week by a vote of 6:0.

The Cary Zoning, Planning and Appeals Board approved the plan and a request to rezone the property from commercial to multifamily housing in July by a vote of 5-0.

The duplex and triplex-style buildings will have 30 end units and eight middle units, selling for $375,000 to $400,000, Dulla said. The center of the development will include a park area, a walking path with benches and a possible dog run. The units will have various basement configurations, including standard and walkout options, he said.

Township Supervisor Jennifer Weinhammer said the approval of the rezoning troubled her after the township rejected a similar request from Cary School District 26 for a new transportation center in May.

“I’m not going to oppose it, I’m just saying that it bothers me that I don’t think we treat everyone equally,” she said.

Mayor Mark Kownick said the requests were different because the townhouses were located on the outskirts of the business district, while the 26th District’s request was for a residential area downtown.

“I think we treat this as two separate transactions, two separate areas within the community,” he said.

Dulla is no stranger to housing in Cary. He has already built ranch homes in the Cimarron neighborhood and the single-family homes in Walnut Ridge next to Cary-Grove High School. Dulla is also working on Ridgefield Landing, a plan to build two buildings with 10 townhomes at the northeast corner of Route 14 and North Second Street.
