A $9 million mansion deal sets a new high for real estate sales in the Richmond area this year

A prominent mansion in Richmond’s West End has changed hands in the region’s most expensive residential real estate deal this year.

The green-copper-roofed home at 5407 Cary Street Road sold this month for $9 million, setting a high bar for home sales in the area in 2024 and surpassing last year’s best-selling item, the Sharp family estate, which sold for $8.75 million.

The August 14 sale on Cary Street Road was below the home’s June 12 list price of $9.5 million. The purchase contract for the home was signed two weeks later.

The 12,500 square meter house stands on a 2 hectare lot.

City property records list the new owner as 5407 Cary LLC, a Roanoke-based company. The mystery buyer was represented by John Martin of Shaheen, Ruth, Martin & Fonville Real Estate.

The buyer appears to be connected to another nearby mansion that was purchased last fall and listed for sale late last month: 5105 Stratford Crescent. A separate LLC used to purchase that home has the same registered agent as 5407 Cary: attorney Frank Flippin of the Roanoke law firm Gentry Locke.

Both LLCs are also represented by Martin, who listed the Stratford Crescent home for sale on July 31 with an asking price of $6.75 million. The purchase agreement for that property was signed on August 16, and the purchase contract was pending as of Monday.

A call to Flippin seeking comment was not returned Monday afternoon. Martin declined to comment.

Susie Benson of The Steele Group | Sotheby’s International Realty handled the Cary Street Road listing for sellers Drew and Julee Spitzer, who bought the home 10 years ago for $1.6 million and expanded and renovated it in the late 2010s. Drew Spitzer is a managing director at Downtown investment bank Harris Williams.

Benson said interest in the listing was “phenomenal.”

“Everyone was excited and all the people who looked at it were already qualified. That shows there is a lot of interest in quality real estate,” she said.

The L-shaped extension at the east end of the house frames a rear terrace that was also added.

Built in 1916 to a design by noted Richmond architect Duncan Lee, the home, with 12,500 square feet of living space on a 2-acre lot, has seven bedrooms and 8½ bathrooms. It was renovated and expanded in 2016. Mark Franko Custom Building completed the addition and upgrades, which were designed by the architectural firm 3North.

The three-story home features elements of the Colonial Revival and American Arts and Crafts movement and includes a garden room with original bar and fountain, a library, six en-suite bedrooms with walk-in closets, and a master bedroom with en-suite bathroom, sitting room and dressing room.

The lower level includes a game room, gym, bar and another bedroom with bathroom. The house also has a geothermal system, an air-conditioned attic, heated bathroom floors and an elevator.

The city estimates the value of the property at $3.9 million.

The $9 million sale is among the highest in the Richmond area in recent years. Before the Sharp estate sale last year, the most expensive sale in the area was Glen Roy, a 260-acre estate that sold for $10 million in 2020.
