The Tri-Cities Region added its 43rd Homes sold for over $1 million in July, a 34.4% increase over sales in the first seven months of the previous year.

Last month there were seven sales valued at over $1 million.

July’s top sale for $1,350,000 was a sprawling 565 sq. ft. Low County Style home in Bristol, Tennessee that came loaded with amenities. It featured a grand foyer with walnut floors and a two-step staircase. The home’s music room has a shared double-sided glass fireplace. The formal dining room and pantry lead to the chef’s kitchen. The family area included a family room and dining area with a three-sided gas fireplace that opened to a sunroom. Other amenities included a three-car garage with a mudroom. There’s also a private home gym. The upper level leads to an oversized TV/game room and three large bedrooms, each with its own private bath. Extras listed included an enclosed crawl space, whole-house power generation, a central vacuum system, two gas-fired water heaters, and an in-ground 500-gallon propane tank.

The house was on the market for 43 days. It was one of two cash sales in the over $1 million category.

Four of the July sales were in Washington Co., two in Sullivan, one in Greene Co.

So far this year, 19 of the top-end sales have been to Washington Co., nine to Sullivan Co. and six to Carter Co. In Greene Co., there have been four sales, two to Johnson Co., two to Unicoi and one to Hawkins.

The $1 million-plus sales represent the high end of luxury home sales in the region, which start at $500,000. It’s a market segment that’s 14.4% higher than the first seven months of last year, with 517 sales so far this year.

The luxury market also recorded the highest sales figures in July, increasing by 26.5% compared to the previous year.

Last month, sellers accepted offers on 105 luxury homes.
